Chapter 12 - The StagingOn January 2nd, the key code on the front door was reprogrammed, and a premier luxury staging team from Seattle took over the property.

I met the lead listing agent, Karen Reynolds—a formidable woman in her fifties with a sharp haircut and thirty years of experience selling multi-million-dollar estates on the Eastside—in the empty foyer.

"It’s a magnificent structure, Emma," Karen said, her heels clicking against the freshly refinished hardwood floors. "Your father may have made poor financial choices, but the bones of this home are exceptional. The natural light in the great room alone is worth $100,000."

"I don't care about the emotional appeal, Karen," I said, walking toward the grand floor-to-ceiling windows overlooking the back lawn. "I care about a clean closing."

"We’ve scheduled the professional photography for Thursday," Karen replied, pulling out her tablet. "The staging crew is bringing in mid-century modern furniture, neutral linen accents, and minimalist art. We’re stripping away the heavy, ornate decor your mother had in here. We want buyers to see space, light, and value."

I looked at the living room where, just six weeks earlier, Lena had set out copperplate place cards and rented silver cutlery for a dinner party designed to hide her family's rot.

"When does it hit the Multiple Listing Service?" I asked.

"Next Tuesday at $1.48 million," Karen said smoothly. "Given the spring inventory deficit in Bellevue, I anticipate multiple offers above asking within seven days."

I nodded once. "Accept cash or low-contingency conventional financing only. I want a fifteen-day escrow."

Karen offered a sharp, approving smile. "You don't talk like a seller who’s emotionally attached to her childhood home, Ms. Vance."

"I was never attached to the home," I replied quietly, looking at my reflection in the polished windowpane. "I was attached to the idea that if I held it up long enough, someone would thank me."

"And now?"

"Now I know what the house is actually worth."
